Except that your variation is assuming that black plays the incorrect 4...Kh7 and not Kg7, which would be followed by Qxg6 the King escapes to f8 and you have a much harder problem...

^And even then, the blue lines aren't probable, if I'd be the black king, I'd walk myself towards a7 and then be safe there (and on the run use black fields only) ...
If I'd be white, the only thing for me to do is kill the black Bishop, but won't matter much, I'd play a long game but probably black's eager to give up both the queens to get full rook advantage...

Tempted by  1.Bxg6+  as 1st move then got bogged down for some time.    Finally worked out Rh8+ & I was away.  Seems sometimes as if you should ignore the more obvious (first) move.
