Queen's Gambit Accepted (Greco Variation)- How is white only up 0.62?

Here's an opening I was looking at earlier which, I thought, was a terrible line for black to take.

White has a firmer control of the centre (though this is is about to be weakened by a possible 9...Bxe4). White is up a Rook. When I ran it through the computer it said White is only up 0.62. How is this possible, given that they're down a rook?

White is not up a Rook.  After 9...Bxe4, it is Knight and Pawn for a Rook.

Black has compensation. I’m not sure it’s enough with perfect play, but, an easy win for white it definitely isn’t.

Those exchange sacrifices have been reevaluated in the last 20 years and seem to be mostly fine for Black, at least in otb play. On top of my mind, as notable games we have Gelfand - Bacrot, Albert 2002, Aronian - McShane Tal Memorial 2012, and the very position of the diagram got played in Adhiban - Nakamura Gibraltar 2015, when Black won easily.

Objectively speaking, White is probably better. He has a small material advantage and the open a-file for his rook. You can reasonably expect a White win from this position in an engine-engine match. The machine has a heart of stone. It's able to calculate long forced lines beyond human abilities and find the winning one.

Practically, though, I would say Black has an easier game. In an OTB game White has to spend valuable time searching for the right way to neutralize the active Black bishop. He will constantly be under pressure for the next ten moves or so, and that's a breeding ground for inaccuracies and mistakes. Meanwhile Black enjoys free development and a comfortable space advantage.
