Material Worth of the Knight

The knight in my theory is a piece more powerful in the game. When the board is crowded the Knight can jump over. In my experience this happens a lot making me wonder if, like I have been told before by other chess players, is the Knight really worth 3.5 material. Please give me your thoughts.

A knight controls 2 to 8 squares, a bishop 7 to 13, a rook always 14, a queen 21 to 27
