You give away an static factor (A pawn) for a dynamic factor (Development lead, activity, inititave, etc.)

According to the database 3... Be7 isnt significantly worse than the moves 3... Nf6 or  3...Bc5 and is significantly better than 3... d6 , the Hungarian is also the third most popular choice .

Here on 8... Nb4?! 9 Qe4 and white could plan a3 and then d4, I don't like that position for black. Better is 5... Na5 6 Bb5+ c6 7 dxc6 bxc6 8 Be2 or Qf3 where black has compensation for the pawn.
